The legislation
medium term rental
It is an alternative solution to the classic long-term rental to offer your Parisian second home on the rental market. Different types of leases are offered: the civil lease or the mobility lease.
The civil lease is not subject to rent control but must be signed for a minimum period of 3 months.
This is a common law lease. There is no concept of capping or rent control. Y&F IMMO generally uses the mobility lease.

MOBILITY LEASE
Rental from 1 to 8 months,
Adapted to a “mobile” clientele: professionals on assignment, students, etc.
The apartment remains the tenant's secondary residence,
Rent subject to rent control,
Fiscally interesting like classic furnished rental: tax deduction of 50% or 30% depending on the regime chosen,
Subject to social security contributions: CSG, CRDS. 17.2% of taxable income.
