Paris reduces Airbnb rentals to 90 days per year

The city of Paris had planned it, it is now confirmed. From 2025, Parisian owners will be able to rent their main residence for a maximum of 90 days per year.


From January 1, 2025, “renting your main residence in furnished tourist accommodation will be limited to 90 days per year” compared to 120 days currently, warns the city of Paris.

What is bail mobilite


1.1. The status of the tenant under a mobility lease

The tenants of the mobility lease must, at the time of concluding the lease, be in professional training, in higher education, on an apprenticeship contract, on an internship, voluntarily engaged in civic service, on a professional transfer, on temporary assignment as part of their professional activity (seasonal or intermediate workers). The mobility lease will only be applicable if a reason justifies the tenant's right to this lease.


1.2. Duration of the mobility lease

The mobility lease is a short-term lease concluded for a minimum period of one month and a maximum of ten months. However, it should be noted that this lease can be modified once without the total duration of the contract exceeding ten months. This type of modification makes it possible to take into account the tenant's possible professional extensions. Unlike the furnished rental lease, the mobility lease is non-renewable and non-renewable. However, at the end of its term, the parties may, in the event of mutual consent, conclude a furnished rental contract.


1.3. The rent of the mobility lease

In principle, like any lease, and subject to legal reservation, the rent is free at the start and cannot be revised during the lease. The mobility lease derives its specificity from the fact that the lessor cannot demand a security deposit from its tenant. Any clause relating to solidarity in the event of shared accommodation or a deposit will be deemed unwritten. However, tenants are eligible for the VISALE guarantee system.


2. What are the advantages of the mobility lease?

The mobility lease makes it possible to meet temporary housing needs. Regarding tenants, people who are on professional mobility will be able to apply for a mobility lease. This makes it possible to find an alternative for people placed in a precarious professional situation.
